General Builder & Joiner

Hudswell Community Charity is seeking a qualified and experienced General Builder/Joiner to support the delivery of the conversion of St Michael and All Angels Church to a hostel

Main project to commence June 2024

The Grade II listed church will be converted internally to provide 6 bedrooms, all en-suite, kitchen, drying room, and a communal space for dining and socialising. The bedrooms, office, drying room and reception will be formed from a timber framed structure within the nave of the church. Water, drainage and electrics will all need to be installed.

For the General Builder & Joiner

  1. Create drainage channels in the floor of the nave of the church and across the churchyard to connect to the Sewage Treatment Plant.
  2. Clean and repair flaking and damaged walls, repair with lime plaster.
  3. Create foundations within the church for the timber frame according to Structural Engineers drawings. Insulate with acoustic plasterboard.
  4. Insulate the floor, build ramps and make up floor height.
  5. Erect timber frame to specification.
  6. Install staircase. Skim walls and ceilings. All finishing joinery, doors, skirting etc.
  7. Create stud partition walls to external walls where indicated and insulate. Including pipe boxing and light boxes around wet round window and widow below office.
  8. Create a new kitchen area in the vestry. The floor is to be raised to chancel level. The ceiling is to be removed and a new insulated ceiling to be installed. Clean and repair flaking and damaged walls with lime plaster.
  9. Other general work to be included upon discussion.

Important note:
All work will be under an archaeology watching brief.


Please provide a Copy of Public Liability Insurance with quote – minimum cover £2 million.

How the tender will be scored

The tender will be awarded on the basis of a 50% – 50% split between experience and price and the experience will marked out of ten.
